Viewing advice from our SW8 estate agents

According to research, 22% of Britons spent less than 30 minutes viewing the home that they purchased. Buying a home is one of the biggest purchases a person can make. Unfortunately we sometimes walk in and out of a viewing without really looking or asking any questions about the property.

Don’t be afraid to ask the agent any questions big or small you may have. They are there to sell the property and can provide you with any information you might need.

Asking questions can be daunting. If there are other people at the viewing you may not want to hog the agents time. You may not want other potential purchasers to see that you are interested. But asking the right questions can give you a great insight into what you are potentially going to purchase and help you avoid making mistakes when buying your home.

Don’t be afraid to approach the agent. Spending more time at a viewing can be the factor in discovering some of the snags you may have to budget for in the longer term. We all know that if we are buying a second hand home there will be some items that need tending to. What we tend to forget though is that there are a few simple checks that we can do ourselves that could save expense in the long-term.

Things to check when viewing a potential property in Nine Elms

First things first. Before you even enter the property take a look at the roof from the outside. Look at the roof and gutters and see if you can spot any loose tiles or leaky gutters. This will give you a good sense of the current owners upkeep on the property.

Visit the area at different times of the day and evening. This will give you a sense for the neighbourhood and the neighbours themselves. Once inside the property take your time when looking around.

See if the boiler is up to date with it’s service. If the heating is on feel how warm the property is. Flush the toilets and run the taps. Look out for any signs of water damage on ceilings and have a quick check to see if the sinks drain easily.

Ensure the alarm is working if there is one and you can ask if it is monitored and up to standard. Also, take a look at the doors and windows to ensure the locks are up to standard for your insurance policy.
